NUTLEY, NJ — The City of Clifton approved the final site plan for the dual-brand hotel with rooftop bar at the On3 campus located on the Nutley / Clifton border.

The 266-room Marriott AC/Element Hotel will feature both limited-service and extended-stay options. Situated along NJ Rt. 3, the hotel guests will have easy access On3's corporate tenants, as well as Montclair State University, the Meadlowlands Sports Complex, and New York City.

The seven-story structure will occupy a parcel visible from Route 3, along Metro Boulevard. The building will be a model of energy efficiency benefiting from ON3’s existing campus infrastructure, including its central utility plant with a 10-meagwatt cogeneration facility.

“The City of Clifton understands the immense benefits of a world-class, mixed-use property; it has been a great partner in embracing our vision for ON3 and supporting the development needed to realize its full potential,” said Prism’s Eugene Diaz, principal partner. “The hotel and rooftop bar are long-missing amenities for this area, and by securing the Marriott flag, we continue to establish ON3 as a magnet for industry-leading brands.”

At the end of 2020, Clifton also approved a build-to-suit medical office building at the southeast corner of Metro Boulevard and Route 3 at ON3. The 80,000-square-foot facility has been pre-leased to Hackensack Meridian Health, which already occupies academic and R&D space at the campus, including its School of Medicine and Center for Discovery and Innovation (a National Health Institute-designated Clinical Research Center). The medical office building will include an ambulatory surgical center as well as additional multi-specialty practice areas.

Prism, based Nutley side of the ON3 campus, expects that more than 5,500 people will be employed on the former Hoffmann-La Roche campus by the end of 2021. The ongoing redevelopment also is creating hundreds of construction jobs. “ON3’s strategic location — just nine miles from Manhattan, spanning Clifton and Nutley Township — has provided us with an opportunity to create a property that speaks to the changing demands of New Jersey communities, residents and businesses,” Diaz said.

Representing the state’s largest contemplated redevelopment, the mixed-use campus will integrate office and R&D facilities, recreational, hospitality and wellness options, among others; it is positioned to set a benchmark in Walking Urbanism.

In addition to the planned new development, ON3 houses approximately 1.45 million square feet of existing office and lab/R&D product fully occupied – or soon to be occupied – by blue-chip organizations including Eisai Inc., Quest Diagnostics, Ralph Lauren Corporation, Modern Meadow, Y-mAbs Therapeutics Inc., and Seton Hall University’s Graduate College of Nursing and School of Health and Medical Sciences.
